High by AUCTION, at the STAR and GARTER HOTEL, WORCESTER, on THURSDAY, the 19th day of JULY, 1855, at FOUR o'clock p.m., in accommodating Lots, and subject to conditions of sale; about 23 acres of excellent Building Land, Freehold and Land-tax redeemed, most eligibly situated about one mile from the centre of the city of Worcester, and about one-third of a mile clear of the town on its best side, and adjoining to an excellent turnpike-road known as the Bath or Gloucester road. The situation of this property is most picturesque and saInbrious, and an abundant supply of spring water is obtainable. It is proposed to divide it into Nineteen Lots of which early possession may be had; one of these, containing about 11 acres, is especially adapted for a mansion of some pretensions, the site for which would be a gentle eminence, sloping down to a sheet of water known as Berwick's Pool, and commanding on the south-east a lovely prospect over a fine undulating country. On the south-west a view of unrivalled beauty over the fertile valley of the Severn, bounded by the noble range of the Malvern hills, while the home view towards the south embraces the most charming park scenery. Of the other lots eight will contain rather more than a quarter of an acre in each, and will front the turnpike-road, looking over the south-east view already described. The remaining ten lots will be approached by a handsome carriage-drive (to be formed by the vendor at his own expense), and will contain from half an acre to an acre n each lot, and from the whole of these the south-west view will be obtained in full perfection. Both divisions of lots are admirably calculated for first-class villas of different calibre, for which the demand in this locality is notorious; but no similar opportunity of supplying it has occurred for the last 20 years and upwards, and it is a circumstance of rare occurrence that such a property is obtainable. The lots are staked out, and may be viewed on application to the tenant at the "Cherry Orchard," and full particulars, with plans and views, may be obtained at the principal hotels in Worcester, Birmingham, Wolverhampton and Bristol; at the Midland Counties Herald office, Birmingham; at the office of the JOURNAL OF AUCTIONS, Essex-street, Strand, London; of C. It is built of dressed granite, and contains dining-room, drawing-room, ante-room, library, eight bedrooms of which three have dressing rooms, besides attics, servants' rooms, kitchen, cellars, laundry, dairy, and hot, cold and shower bath. There is, adjoining the Mansion-house, separate accommodation, consisting of three rooms, for a coachman or gamekeeper. The pleasure-grounds, which are ornamented both with natural wood and with plantation, and are intersected by delightful walks, extend to about 330 acres. The gardens are also extensive, and in excellent order and full bearing. There are several beautiful cascades and water-falls on the grounds, and the whole scenery around is varied and romantic in the extreme. There are red deer, grouse, black game, pheasants, partridges and hares on the estate; and the adjoining Island of Calve, which protects the harbour of Tobermory, and forms part of the estate, is well stocked with rabbits. The winter shooting, which includes woodcock and wild duck, is good. There is a communication by steamboats in summer alinost daily, and in winter at least twice a week with Glasgow, which is within a day's journey. There is a private quay, within five minutes' walk of the house. There is a convenient bathing-house on the grounds. The adjoining Estate of Tobermory contains nearly 3000 acres imperial measure, of which more than 400 are arable, about 50 low pasture, upwards of 2000 hill pasture, and 233 very thriving copse wood. That village lies at the western entrance of the Sound of Mull, and has a pier and quay, with a harbour and anchorage not excelled by any in the kingdom.
